The challenge
A steel framed building on piled foundations, a membrane roof under warranty and a client who wanted the system kept out of sight. The structural steel and the pile cap reinforcement could do the work of a dedicated system, but only if the connections were made as the frame went up, before the concrete pour, and then proven by test. That meant putting materials and clear instructions in the hands of the frame contractor before we installed anything ourselves.
What we did
- Prepared a technical submission to BS EN 62305: 25 x 3 mm PVC coated aluminium tape at roof level in a colour chosen to reduce visual impact, 13 steel columns as natural down conductors, and 13 foundation pile caps as the earth termination network, all subject to test.
- Supplied the cast in materials to the frame contractor for each pile cap position: two 35 mm U bolt connectors and 5 m of 25 x 3 mm copper tape, with a detail drawing to go with them.
- At each column position installed two copper B bonds and about 6 m of 25 x 3 mm copper tape, giving a test tail at low level and a connection tail at high level for the roof network.
- Had the roofing contractor supply and fit the clips on the membrane roof so the warranty stayed intact, then installed the tape network and bonded all extraneous roof metalwork with milled aluminium fittings.
- Attended in June 2023 to test the pile cap connections. Nine of the 13 earth positions were connected and tested on the first visit; the last four followed once a tail damaged by groundworks was reinstated.
Outcome
A complete natural component system with no external down conductors and no driven rods, tested at all 13 positions. Equipotential bonding to the main earthing terminal and lift guide rails was left with the electrical contractor. A test certificate and maintenance schedule were issued with a recommended test interval of 12 months.
